The Flemish property market needs a different kind of screen
In Flanders and Brussels, most estate agents work with Whise, Omnicasa or Zabun. Three CRMs that each have their own field conventions, photo formats and publishing rules. A good window display does not pull listings through a copy-pasted feed, it reads straight from the CRM API and respects the setup every office builds for itself.
Gibeon is built for that kind of office. A Flemish estate agency in Bruges or Roeselare, a Brussels broker with bilingual listings, a property group with five branches across West Flanders, the Pro plan covers them all the same way. One price per workspace, no per-screen licence.
Three steps to a live window display · No technician, no cabling job, no waiting on a supplier
One API key and you are set
Whise, Omnicasa or Zabun, one API key via Settings → API, plus your office ID, and the listings land in your Gibeon workspace within ten minutes. Photos, price, EPC, surface area, status, description, everything you keep in your CRM, including the bilingual fields for Brussels listings.
Made for estate agents up front
Ready-made estate-agent templates in landscape and portrait: property photo, price, EPC, surface area and your logo. Adjust the colours to match your brand. The templates show the legal advertising requirements (EPC, surface area, status, agent number) exactly as they sit in your CRM.
A QR code on your TV
A QR code appears on the screen. Scan it with your phone, link it to your workspace, pick a template, and the window display is live. Works on a Smart TV with Google TV, an Android stick, or the official Gibeon Player for anyone who wants kiosk mode and automatic updates.
Where the screen belongs in your office
Window
Passers-by see your listings 24/7, including the evenings when the office is closed. A high-brightness TV (700+ nits) behind the window so it stays readable even in bright sun.
Reception and waiting area
Clients waiting for an appointment browse your listings, team introductions or recently sold homes. No static posters, no outdated promo flyers.
Meeting room
During a first conversation with a prospective seller or buyer, you pull up reference listings in the same neighbourhood on the meeting-room screen in two clicks. No PowerPoint, no prep time.
Multi-branch
Three offices in Bruges, Roeselare and Kortrijk, one Gibeon workspace. Per screen you decide which listings from which office to show. You roll out marketing campaigns to every branch in one click.
Open-house days
During an open-house Sunday, the screen in the property on show displays your comparable listings and your office's full listing range. The prep takes five minutes, not five hours.
Bilingual (Brussels + the periphery)
For Brussels and periphery offices, the screen switches automatically between NL and FR templates based on the time of day or the audience. One workspace, two languages, no double work.
Software only, buy your screen wherever you want
Most window-display vendors in Belgium sell a screen plus subscription in one bundle, often with a three-year commitment and a price that climbs per screen. With us, you buy your screen wherever you like: from a Flemish hardware reseller, an AV installer in your region, an online retailer, or bring an existing screen you already have.
Need help with the hardware? We have partners in Flanders who supply the screen, wall mount, cable management and service at market rates, without pinning you to a three-year contract.
One price per workspace, not per screen. An estate agency with one window and one desk screen pays the same as a property group with seven screens across three branches. See the current rates at /plans.
Native connection to your real-estate CRM · No Zapier, no feed script, no manual import
Whise + Skarabee
Market leader in Flanders, including West and East Flanders. Since the 2023 acquisition, Skarabee data comes in through the same Whise API. Syncs every 15 minutes.
Whise integration →Omnicasa
Strong position in Brussels and the periphery. Bilingual feeds (NL/FR), open-house data, price history, everything is usable in the templates.
Omnicasa integration →Zabun
Deeply rooted in West and East Flanders. Gibeon reads straight from the Zabun API, with no layer in between.

What is a window display for an estate agency?
A window display is a screen behind your window that shows your listings to passers-by automatically. Instead of printed property sheets you replace every week, you get a TV that updates itself from your CRM.
Does this work with Whise, Omnicasa and Zabun?
Yes, all three. Gibeon has native connections to Whise (market leader in Flanders, including Skarabee data), Omnicasa (BE/NL with multilingual feeds) and Zabun (strong in West and East Flanders). Syncing runs every 15 minutes, with no Zapier or layer in between.
Do I have to buy my screen from you?
No. Gibeon supplies the software only. You buy the screen yourself from a retailer or through a local AV supplier.
How much does a window display cost for my estate agency?
Gibeon charges per workspace, not per screen. No per-screen licence. For an estate agency with one window plus one desk screen or a property group with three branches and six screens, the price stays the same. See the current rates at /plans.
Does it work in bilingual regions like Brussels?
Yes. The Omnicasa connection delivers NL and FR feeds. You can decide per screen which language is shown, or build templates that pick the right language per listing.
How long does the install take?
Ten minutes for a first listing on a screen. You activate the screen with a QR code, enter your API key, pick a template, done. No technician, no cable installer.
Can I filter listings per screen?
Yes. Per screen you decide which listings are shown: by office, by type (houses / apartments / land / new builds), by price segment, by region.
Does this comply with the advertising rules for estate agents?
Yes. Gibeon shows the data as it stands in your CRM, including required details like EPC, price, surface area, permits and agent registration number. The agent stays responsible for the content.
