VCRO notices in your window

The Flemish Spatial Planning Code asks for planning information in the advertising for a property sale. What the government says about it, with the source, checked on 3 October 2026. Not legal advice.

The rule in short

Article 5.2.1 to 5.2.6 of the VCRO requires planning notices in advertising. Abbreviations are allowed in the written press, not in an advert on the internet. About a screen in the window the government says nothing.

What must be stated

The notices apply to notarial deeds, private deeds and advertising for the sale of a property, a lease of more than nine years and a contribution to a company. They apply to notaries, estate agents, private persons and companies.

They cover the planning permit, the zoning, a summons or restoration measure, the pre-emption right and the subdivision permit. Since 1 March 2018 a breach of these duties to inform can lead to an administrative fine (article 6.2.2, 4° VCRO).

Abbreviations: in print yes, online no

The government lists abbreviations you may use for these notices in the written press, where you usually pay per letter. Examples: Vg (permit granted), Gvg (no permit granted), VKr (planning pre-emption right present) and Vv (subdivision permit). In an advert on the internet you may not use abbreviations.

And a screen in the window?

The source only speaks of the written press and the internet. It does not name a screen in the window. To be safe, write the notices out in full on the screen.

The measures register since 1 April 2026

Since 1 April 2026 estate agents and notaries must consult the measures register for the sale of real estate or the advertising around it (Kaderdecreet Vlaamse Handhaving, article 83, §4 and §5). Measures based on the VCRO only enter the register from that date. They must also inform prospective buyers about public restoration and safety measures that affect the property.
